About Kapalua

Kapalua was developed by Maui Land & Pineapple around its bays and golf courses. Housing is mostly villas and condos, from the 1970s Kapalua Bay Villas and Golf Villas to the Ritz-Carlton and Montage residences, plus a small number of estate homes.

Sales are few. Only three single-family sales were recorded through September 2026, all around $5.4 to $5.5 million.

Can you rent to visitors?

HousesPermit required, capped at 50Outside resort and apartment districts, Maui County allows visitor rentals of a house only with a short-term rental home permit, and caps those permits by community plan area. The West Maui area is capped at 50. The owner must have owned the home for at least 15 years, the home must be at least 15 years old, and permits don’t transfer when a home sells. A buyer can’t plan on renting a house here to visitors.

Land, title and what to check

Most Kapalua properties sit inside the resort’s association structure, with its own design review and fees in addition to each building’s HOA.

Hazards, water and access

The county lifted West Maui’s Stage 2 water shortage in March 2026.

Check any address for its FEMA flood zone, tsunami evacuation zone, sea level rise exposure and wildfire risk with our Hawaii flood zone lookup.

Public schools

The public high school for most addresses here is Lahainaluna High School. Assignments go by address, so confirm with the Hawaii State Department of Education.
