Paia’s housing is mostly single-family, from older homes in and around town to oceanfront estates in Spreckelsville and Kuau. With about one sale a month, prices swing widely depending on whether oceanfront property sold.

Can you rent to visitors?

The Paia-Haiku area is capped at 48. The owner must have owned the home for at least 15 years, the home must be at least 15 years old, and permits don’t transfer when a home sells. A buyer can’t plan on renting a house here to visitors.

Land, title and what to check

Homes in the Special Management Area along the Paia-Haiku coast can’t get new short-term rental home permits.

Much of this coastline has active erosion. For oceanfront property, ask about shoreline setbacks and any seawall permits.

Hazards, water and access

Check any address for its FEMA flood zone, tsunami evacuation zone, sea level rise exposure and wildfire risk with our Hawaii flood zone lookup.

Public schools

The public high school for most addresses here is King Kekaulike High School. Assignments go by address, so confirm with the Hawaii State Department of Education.
