Buying on Oahu in Q4: Year-End Deals and Military PCS Moves
The last quarter is one of the better times to buy on Oahu if you’re ready. There are fewer buyers, and the homes still listed often belong to sellers who want to be done before January. For military families with orders in hand, it can also be a calmer time to shop than the summer PCS rush.
Why Q4 can favor buyers
Most Oahu buyers try to move in spring and summer, when school is out and most PCS orders land. By October, a lot of that demand is gone. What’s left on the market tends to fall into two groups:
- Homes that sat over the summer. If a house didn’t sell in peak season, the seller is usually more open to talking about price, a closing credit, or repairs.
- Sellers with a deadline. Some want to close before year-end for tax reasons, a move, or an estate. Ask the listing agent directly what’s driving the sale.
You won’t always get a discount. Well-priced homes in Kailua, Mililani, and parts of Honolulu still move quickly. But you’re less likely to end up in a bidding war in November than in June.
If you’re military and PCSing to Oahu
Winter orders are less common, but they happen, and buying in Q4 puts you ahead of the summer crowd. A few things to know:
- Pick your commute first. Joint Base Pearl Harbor-Hickam, Schofield Barracks, and Marine Corps Base Hawaii in Kaneohe are on different sides of the island. Traffic on H-1 and H-2 can turn a short drive into an hour. Common choices are Ewa Beach and Kapolei for Pearl Harbor-Hickam, Mililani and Wahiawa for Schofield, and Kailua and Kaneohe for MCBH.
- BAH updates in January. The Defense Department publishes next year’s Basic Allowance for Housing rates in December, and they take effect January 1. The 2026 rates came out December 11, 2025. Run your numbers on the new rate before you commit to a payment.
- VA loans work well here. No down payment is required for eligible buyers, which matters at Oahu prices. VA appraisals can take longer, so build that into your timeline.
- Plan for your next PCS. Many military buyers keep the home and rent it out after they leave. Outside resort-zoned areas, Oahu doesn’t allow rentals shorter than 30 days. A 2022 city law raised the minimum to 90 days, and a federal court has since blocked it at least for owners who were renting before October 2022. Check the current rule with the city before you count on rental income. Either way, plan on long-term tenants, not vacation renters. Budget for a property manager if you’ll be off-island.
Watch for leasehold
Some Oahu condos, and a smaller number of houses, are leasehold. You own the building but lease the land, and the lease has an end date. Leasehold listings can look like bargains. Before you write an offer, ask how many years remain on the lease and what the lease rent will do over time.
Timing your closing
A financed purchase usually takes 30 to 45 days. To close by December 31, aim for an accepted offer by mid-November. If you’re on PCS orders, line up your closing date with your report date and your household goods delivery. Temporary lodging allowances only cover so many days.
If year-end taxes matter to you, ask your CPA about mortgage points, prorated property tax, and whether a December or January closing works better. This article isn’t tax advice.
