If you are thinking about selling your home, it has probably been a long time since you have had this thought. It is normal to live in a home for an average of 13 years before deciding to sell it. The first thing you will want to do is prepare your home to be sold. Getting a “pre-inspection” is a great way to let interested buyers know you have come prepared and that the property won’t have any “surprises” for them. Hawaii Elite Real Estate has great working relationships with some of the best home inspectors on the state. We can assure you there will always be an inspector available to conduct a pre-inspection of your home.

You will also want to tidy up the property, both inside and out. Make sure your lawn is preened, shrubs trimmed and weeds removed. You want to be as proud of the land you are selling as the people who are buying it want to be. Also, make sure the kitchen is up to date and all laundry facilities are working. You can always opt to sell your home “as-is” but you will never get as much for it. In fact, spending a few thousand to improve out of date appliances can often net you many times more in your final selling price.

After you have made all your improvements and have your home in tip top shape, you will want to determine a fair, competitive price for the property. You don’t want it to be too high, or it will never sell. You also don’t want it to be too low as you will lose out in potentially tens of thousands of dollars you would easily otherwise have. You want to hit that sweet spot. A price just a little under market average so it sells quickly while maximizing your return. Now that you know how much you can expect to sell your property for, you will want to “stage” your home. This means cleaning, decluttering and arranging furniture and décor in a way that will be most appealing to interested buyers. Another mechanic we use to sell your property is videos. We will make virtual walk through tours which prospective buyers can watch online at their leisure. After you have accepted an offer on your home, Hawaii Elite Real Estate will help you navigate through the most difficult phase of the selling process. This is when things like a bad inspection report from the buyer’s agent can threaten to cancel the sale. Often, the objections raised in an unfavorable inspection report are minor, and we will work with you and the buyer to resolve them. Of course, if your buyer is financing the purchase and the mortgage falls through, there is little that can be done. This is an extremely rare circumstance and Hawaii Elite Real Estate always keeps in touch with prospective buyers, especially ones that may have already viewed and/or expressed an interest in your home. We will assist in finding a new buyer if need be.

The last steps will be to move out and attend the closing. This is the event where the buyer will deliver a bank check to you and you will hand over the keys to the new owner(s). Of course, there will be a lot of paperwork involved and Hawaii Elite Real Estate will be there to help you through the closing and ensure you understand every part of the process.
