Closing on a Kauai Home Before Year-End: Timeline and Tax Notes

If you want to own a Kauai home by December 31, you need an accepted offer by mid-November with a loan, or early December if you’re paying cash. After that, holidays and island logistics start eating your days.

Work backward from December 31

A financed purchase in Hawaii usually takes 30 to 45 days from accepted offer to recording. A cash purchase can close in two to three weeks if the title is clean. On Kauai, a few things stretch that:

  • Inspections and appraisals. There are fewer inspectors and appraisers on Kauai than on Oahu. In late fall they book up. Schedule them the day your offer is accepted.
  • Holiday closures. Lenders, escrow, and the state recording office slow down or close around Thanksgiving, Christmas Day, and New Year’s Day. Christmas falls on a Friday this year, and so does New Year’s Day. That takes out two long weekends right at the finish line.
  • Off-island buyers. If you’re signing from the mainland, build in time for a mobile notary and overnight shipping of originals. Ask escrow early whether they accept e-signing for your documents.

A realistic plan for a financed buyer:

StepTarget date
Offer acceptedBy Nov 13
Inspection doneBy Nov 23
Appraisal orderedWeek of Nov 16
Loan approvalBy Dec 11
Sign closing documentsDec 15 to 18
RecordingDec 21 to 23

If you’re past these dates, closing in January is fine. Don’t let a deadline push you into skipping inspections.

Why year-end can matter for your taxes

None of this is tax advice. Talk to your CPA before you set a closing date around taxes. These are the questions worth asking:

  • Mortgage points. On a primary residence, points you pay at closing are often deductible in the year you pay them. Closing in December puts them on this year’s return.
  • Property tax proration. You’ll reimburse the seller for your share of the year’s property tax at closing. That share may be deductible. The federal cap on state and local tax deductions is $40,400 for 2026, and it shrinks for incomes above $505,000.
  • 1031 exchanges. If you’re buying a Kauai rental with proceeds from a sale, you have 45 days to identify and 180 days to close. If you sold late in the year, your tax return due date can cut that 180 days short unless you file an extension. Check your dates now.
  • Homeowner exemption. If this will be your primary home, file for the Kauai home exemption after you close. The county deadline is September 30 for the next year’s assessment. To qualify, you need to live in the home at least 270 days a year and file a Hawaii income tax return with your Kauai address.

Check rental rules before you close

If you might rent the home to visitors, find out where it sits before you buy. On Kauai, new vacation rentals are limited to the Visitor Destination Areas, which mainly cover resort areas like Poipu and Princeville. The boundaries are irregular, so confirm the exact parcel. Outside them, a home can only rent short-term if it already holds a nonconforming use certificate. The county stopped accepting new applications in 2008, and existing certificates must be renewed every year. Long-term rentals are allowed in most places.

What December buying looks like on Kauai

Fewer people shop for homes in December. The sellers still listed are often serious, especially if their home has been on the market since summer. That can mean room to negotiate on price, closing costs, or repairs.

The flip side is that some sellers are second-home owners who come for the holidays and don’t want showings. Ask your agent which listings are vacant or ready to show.
