Whether it is your first time buying a home, or you are a seasoned home owner that may own multiple properties, there are always some concepts to keep in mind when you are looking for your next – or first! – home.

Generally speaking, what follows is a very solid “roadmap” of the things you will want to consider when purchasing a home:

  • Determine how much you can afford
  • Get pre-approved
  • Search for a home
  • Find a real estate agent
  • Visit open houses and tour homes
  • Submit an offer
  • Get a home inspection
  • Get an appraisal
  • Renegotiate
  • Close the sale.

Even before you may feel the need to find a real estate agent, it is a really good idea to start right there. A Realtor will know how to help you determine how much you can afford. Time is of the Essence

This means being aware of how much time each step of the process is likely to take. Of course, there are exceptions and sometimes everything can, almost magically, fall into place. However, the expectation should be that each step of the process will take a certain amount of time and most likely won’t occur immediately. All good things come to those who wait!

The first step, gettin a mortgage pre-approved, can take 30 days or more, according to Credit.com. Once you are approved, then the fun can begin! You and your Realtor will start putting together showings of properties that fit your needs and your budget. In terms of how long it may take to find that special place, the National Association of Realtors reports that it takes on average 10 weeks for buyers to find the house they’ll likely buy.

Once you have located “the one,” the Home Buying Institute tells us that price negotiation usually takes less than a week. In that amount of time you will know how competitve the seller wishes to be. Given how emotional it can be to find your dream home it very well may feel like longer. Once an offer is agreed upon, the closing process typically takes 30 to 60 days.
