Schofield Barracks Housing: On Post, Off Post and What It Costs

Schofield Barracks is the Army post in Central Oahu, next to the town of Wahiawa, and home of the 25th Infantry Division since 1941. Wheeler Army Airfield sits directly across Kunia Road. This page covers on-post housing, the towns people usually live in off post, what those areas cost and how far BAH goes.

On-post housing

  • Army family housing on Oahu is run by Island Palm Communities, which has about 7,910 homes. Its north communities are Schofield, Wheeler and Helemano.
  • Wait times at the time of writing ran from immediate to about a month for enlisted families, and up to 60 days for officers. June through August is the busiest stretch.
  • Soldiers have to report to the housing office within seven workdays of arriving, even if they plan to live off post.

Where people live off post

Mililani is the closest larger town, a planned community just south along H-2. Wahiawa is right outside the gates and is the cheapest area nearby. Waipahu is farther south, closer to the H-1 corridor, which helps if one spouse works toward Pearl Harbor or town.

Waipahu$965,000$475,000$2,700

Wahiawa$810,000*$300,000*$2,100

Medians are by Honolulu Board of Realtors region for the 12 months through August 2026, from Locations Hawaii. Rows marked * are first-quarter 2026 figures from Fidelity National Title, because the 12-month figure wasn’t published for that area. Rents are Zillow’s average asking rent across all listing types, not a median, and change week to week. For the whole island, the September 2026 median was $1,110,000 for a single-family home and $523,000 for a condo.

How far BAH goes

For 2026, Oahu BAH is $3,333 a month for E-1 through E-4 with dependents, $3,663 for an E-5, $3,912 for an E-6 and $4,428 for an O-3. Wahiawa’s average asking rent was about $2,100 in August 2026 and Waipahu’s about $2,700, so an E-5 with dependents is above both averages. Those averages mix every rental type, so a family-size house will usually cost more.

If you’re thinking of buying, Wahiawa condos had a first-quarter median of $300,000 and Mililani condos about $518,000 over the past year. Check that a condo is VA-approved and whether the land is leasehold before you make an offer.
