Maui Bill 9 Tracker: Look Up Your Condo Building

If you own a condo on Maui’s Minatoya List, the question you probably care about most is simple: what’s happening with my building? The news coverage of Bill 9 talks about batches, resolutions and unit totals, and it’s hard to pick out where one specific property stands.

So we built a Maui Bill 9 building tracker. Type in your building’s name and you’ll see its deadline and where it is in the hotel rezoning process.

What’s in it

The tracker covers 103 properties, about 7,100 units in all. It starts from the county’s own list of apartment-district properties allowed to do short-term rentals, plus a few properties named in later rezoning resolutions. As of Oct. 28, 2026:

  • 5 properties have a Planning Commission recommendation in favor of hotel rezoning.
  • 38 were in the July rezoning batches and the commission recommended against them.
  • 32 are shoreline properties the Council sent to the commission on Sept. 29. They’re still waiting on a hearing.
  • 26 aren’t in any rezoning batch we can find, so the phase-out applies as written.

The biggest buildings also have their own pages, with a plain-English explanation of what the status means for owners. That covers 23 so far, including Kamaole Sands, Papakea, Maui Eldorado and the Kaanapali Royal.

The dates that matter

  • Nov. 24, 2026: the Planning Commission’s deadline to send its recommendations on the July batches back to the Council.
  • Jan. 1, 2029: nightly rentals end in affected West Maui properties.
  • Jan. 1, 2031: nightly rentals end in affected properties everywhere else in the county.

The Council makes the final call on rezoning. For any property the commission recommended against, approving it anyway takes six of nine votes. We’ll update the tracker as those votes happen.

A note on the data

Unit counts come from the county list. Rezoning and commission status comes from news coverage and published resolution lists, because the county doesn’t publish one clean table. If you see something wrong for your building, tell us and we’ll check it.
