This is the first Island Report from Hawaii Elite Real Estate. Each month we pull the latest sales numbers for Maui, add the handful of things that actually changed, and point you to the tools on our site that help with them.

September was a split month on Maui. Condos sold in much bigger numbers than a year ago, while single-family homes sold a little less often and for less money.

What the numbers say

The single-family median of $1.15 million is down from $1,292,500 a year ago. Some of that is mix: which neighborhoods happened to close in a given month moves the island-wide median a lot when only about 50 homes sell. Even so, prices have been running below last year for most of 2026.

Condos are the more interesting story. Seventy-two sales against 46 last September is a real jump, and the median held almost flat. But the typical condo took 199 days to sell. Buyers are out there; they're just taking their time and negotiating.

Bill 9 and Bill 88: where things stand

Bill 9 ends vacation rental use in apartment-zoned condos on the old Minatoya list. The deadlines are January 1, 2029 in West Maui and January 1, 2031 for the rest of the county.

Bill 88, passed by the County Council 7–2 in June, created new H-3 and H-4 hotel zoning districts. It doesn't rezone anything by itself. Each property still has to go through its own rezoning, and lawsuits over Bill 9 are still pending. If you own or are looking at a Minatoya-list condo, check the building, not the headline.

Mortgage rates

The 30-year fixed averaged 7.32% in Freddie Mac's October 22 survey, a little off the 2026 high of 7.40% but well above the 6.19% of a year ago. For a Maui condo buyer that changes the monthly payment more than a few thousand dollars on price does, so it's worth getting a real quote before you start making offers.
