Molokai Real Estate in 2026: What Homes, Condos and Land Are Selling For

Molokai is the quietest real estate market in Hawaii. In a typical month only a handful of homes, condos and lots close on the whole island, so a single sale can swing the “median” by a lot. That makes it easy to get the wrong idea from one headline number.

Here’s what has actually been selling in 2025 and 2026, and what that means if you’re shopping.

Full-year 2025

Condos31$184,000

For comparison, Molokai had 36 home sales in 2024, so home sales dropped while condo sales went up. Some of that condo activity is probably owners deciding what to do before Bill 9’s phase-out date (more on that below).

Recent months

Monthly numbers are tiny, so treat these as a feel for the market, not a trend:

  • June 2026: 5 homes sold at a median of $520,000. 2 condos sold at a median of $135,000.
  • August 2026: 3 homes sold, median $550,000, with 25 homes on the market (median asking price about $699,000). 1 condo sold at $160,000, with 41 condos listed (median asking about $249,000). No land sales, 35 lots listed.
  • September 2026: 2 home sales at a median of $907,500 and 1 condo at $150,000. That jump in the home median is two sales, not a new price level.

The takeaway: most Molokai homes have been closing roughly between $480,000 and $550,000, most condos under $200,000, and there’s real inventory to choose from. Asking prices are often well above where things actually close.

Condos and Bill 9

Molokai’s condos are mostly on the west end and along the south shore near Kaunakakai. Maui County’s Bill 9, signed in December 2025, ends grandfathered vacation rental use in apartment-zoned condos across the county. For Molokai the deadline is January 1, 2031.

Two of Molokai’s condo complexes, Wavecrest and Ke Nani Kai, are reported to be affected. If you’re looking at a condo partly for rental income, check the building’s status first. Our Bill 9 tracker lists both.

Land

Land sells slowly here. August 2026 had 35 lots listed and none sold, and the lots that did close earlier in the year went for around $63,000 to $65,000. Before you buy land, find out about water, road access and whether it’s ag-zoned. Those matter more than price.

Property taxes

Molokai is part of Maui County, so it uses Maui County’s rates. For the 2026-27 tax year, an owner-occupied home pays $1.65 per $1,000 of assessed value up to $1.5 million, and you can take a $300,000 home exemption off the assessed value. Non-owner-occupied homes start at $6.25 per $1,000. That difference is big, so file for the home exemption if you’ll live there.
