About Lahaina
Lahaina was the historic center of West Maui, with older single-family neighborhoods, the Front Street commercial district, and a mix of condos and townhomes. The fire on August 8, 2023 damaged or destroyed 2,207 structures, 86% of them residential.
As of August 5, 2026, the county’s recovery dashboard counted 577 homes completed in the burn zone (264 single-family and 313 multi-family), about 400 under construction, and building permits issued for 667. Front Street reopened to traffic on August 1, 2026.
South of town, Puamana and the large agricultural lots at Launiupoko and Olowalu were outside the burn area.

Can you rent to visitors?
HousesPermit required, capped at 50Outside resort and apartment districts, Maui County allows visitor rentals of a house only with a short-term rental home permit, and caps those permits by community plan area. The West Maui area is capped at 50. The owner must have owned the home for at least 15 years, the home must be at least 15 years old, and permits don’t transfer when a home sells. A buyer can’t plan on renting a house here to visitors.

Buying a lot in the burn zone means checking that parcel’s permit history, debris clearance, utility status and the county’s current rebuilding rules before you make an offer.
The Villages of Leiali’i, mauka of town, is a Department of Hawaiian Home Lands homestead. DHHL plans another 155 lots there (Leiali’i 1B), with construction expected to start in 2026 or 2027.
Launiupoko and Olowalu are mostly large agricultural lots, where county rules on farm dwellings and agricultural use apply.
Hawaiian Home Lands homesteads are leased rather than sold on the open market. Leases run 99 years and are awarded from the Department of Hawaiian Home Lands waiting list to native Hawaiians with at least 50% Hawaiian ancestry. A lease can pass only to a qualified relative or another eligible beneficiary, so these homes don’t appear as regular listings.
Hazards, water and access
West Maui depends on the Honoapi’ilani Highway, with the narrow Kahekili Highway around the north end as the only other route.
The county lifted West Maui’s Stage 2 water shortage in March 2026.
