Maalaea

Maalaea sits on the isthmus between West Maui and Kihei, built around Maalaea Harbor. Nearly all of its housing is condos along the bay.

About Maalaea

Maalaea’s condo buildings line the bay east of the harbor, most built in the 1970s. No single-family sales were recorded here in the Title Guaranty reports through September 2026.

Condo sales are thin, about one or two a month, so prices vary widely by building, view and unit size.

Can you rent to visitors?

HousesPermit required, capped at 46Outside resort and apartment districts, Maui County allows visitor rentals of a house only with a short-term rental home permit, and caps those permits by community plan area. The Kihei-Makena area is capped at 46. The owner must have owned the home for at least 15 years, the home must be at least 15 years old, and permits don’t transfer when a home sells. A buyer can’t plan on renting a house here to visitors.
