What’s New on Hawaii Elite Real Estate: Condo Guides, a Bill 9 Tracker and Island Guides
We spent the last few weeks rebuilding this site around the questions people actually ask us: can I rent this condo out, what’s happening with Bill 9, what is each island really like, and who should I talk to there. Here’s what’s new and where to find it.
A guide to every condo complex in Hawaii
The biggest addition is a Hawaii condo directory with close to 500 building guides across six islands. Each one covers the building’s size and age, recent HOA fees, tenure, where it sits, and the question most buyers start with: can visitors still rent there? Everything comes from county records and other public sources.
- Maui condos, with each building’s Bill 9 status
- Oahu condos, including Waikiki, Kakaako and Ko Olina
- Kauai condos, with Visitor Destination Area status
- Big Island condos in Kona, Kohala and Hilo
- Molokai condos and Lanai condos
Maui Bill 9 building tracker
If you own a Maui condo on the Minatoya list, the Bill 9 tracker shows your building’s vacation rental deadline and where its hotel rezoning stands. We updated it this week with the Planning Commission’s September decisions, and we’ll update it again after the November 24 deadline for the commission’s report to the Council.
New island guides
Each island now has its own overview: the regions, the market, vacation rental rules and property taxes, with the latest posts for that island underneath.
Molokai and Lanai got the most new writing, since there’s so little good information out there on either one:
- Molokai Real Estate in 2026: What Homes, Condos and Land Are Selling For
- Can You Vacation Rent on Molokai? The Rules in 2026
- Living on Molokai: Getting There, Who Owns the Land, and Where People Buy
- Lanai Real Estate in 2026: A Tiny Market With One Big Landowner
- Lanai Vacation Rental Rules: Permits, B&B Caps and Bill 9
- Getting to Lanai in 2026: Ferry, Flights and Daily Life
- New Housing on Lanai: Hokuao and Kaiaulu O Lanai
Military housing in Hawaii
PCSing to Hawaii? The military housing guide covers BAH by grade, what homes cost near each base, and how VA loans work here.
Agents on every island
No one agent knows all of Hawaii. Our new agent directory lists Real Broker agents on Oahu, Maui, the Big Island and Kauai, grouped by where they work. Tell us what you’re looking for and we’ll introduce you to the right one.
A leaner site
We also cleared out a lot of old, thin posts that weren’t helping anyone. Old links to them now forward to the matching island guide, so nothing you bookmarked should hit a dead end.
