Hawaii neighborhood guide
Hawaii neighborhoods by island
Every island, area by area: 52 neighborhood guides with recent prices, rental rules, land and water issues, hazards and schools. Every area is covered the same way, from public records.
Oahu
Homes, Sept 2026 median: $1,110,000Condos: $523,000148 condo complexes
Oahu has about two-thirds of the state’s population and most of its sales, from high-rise condos in urban Honolulu to single-family neighborhoods across the island. Condos and houses behave like separate markets here, and Oahu’s updated FEMA flood maps took effect June 10, 2026.
Maui
Homes, Sept 2026 median: $1,150,000Condos: $660,000202 condo complexes
Maui’s market splits between resort condo coasts in West and South Maui, single-family towns in Central Maui and Upcountry, and rural land on the North Shore and in Hana. Bill 9 is phasing out visitor rentals in many apartment-district condos, and Lahaina is rebuilding after the 2023 fire.
Kauai
Homes, Sept 2026 median: $1,490,000Condos: $726,50074 condo complexes
In September 2026, Kauai had the highest single-family median of the four counties, with resort condos concentrated in Princeville, Poipu and the Coconut Coast, and older towns and agricultural land in between.
Big Island
Homes, Sept 2026 median: $499,00081 condo complexes
The Big Island has the widest range of prices in the state, from resort homes on the Kohala Coast to large, lower-cost subdivisions in Puna and Kau. Lava flow hazard zones matter here more than anywhere else, so check any address before you buy.
Molokai
6 condo complexes
Molokai has only a handful of sales a month, most around Kaunakakai and the West End condos at Kaluakoi. Maui County allows no new short-term rental home permits on Molokai.
Lanai
4 condo complexes
Lanai is mostly Lanai City, plus resort residences near Manele and Koele. Sales are rare, often one or two a month across all property types.
Tools for any address
Check the FEMA flood zone, tsunami evacuation zone, sea level rise exposure, lava zone and wildfire risk for any Hawaii address with our flood zone lookup. On Maui, see whether a condo can still rent to visitors with the Bill 9 building tracker.
Island medians are September 2026 figures reported by Hawaii REALTORS from the county boards, and a single month can move a lot. The Big Island condo median and Molokai and Lanai figures are left out because too few sales close each month. This guide doesn’t rate neighborhoods or describe who lives in them.
